We guide you every step of the way, from reviewing the documents until the procedure is registered.

01

Transfers

Everything for transfers: we handle the transfer of any asset or right, from the registry search to its registration in the new owner's name.

Transfers of vehicles and other assets

Cars, motorcycles, boats and any other asset that changes hands, with security for both parties.

Before signing, we check at the National Registry that the asset is free of liens and annotations. We draft the transfer document, calculate the taxes and stamp duties, and follow up until it is registered in the new owner's name.

  • Special equipment and boats
  • Company shares and quotas

Transfers of properties and rights

Houses, lots, farms and rights over properties, from start to finish.

We review the property and its registered survey plan (plano catastrado) to confirm who the owner is and whether it has mortgages, liens or other encumbrances. With that settled, we prepare the deed of sale, donation or exchange, pay the transfer taxes and register it at the Property Registry.

Mortgages

From the moment the guarantee is created until the debt is paid off and the property is free.

Mortgage registration

Secure a loan with a property, with clear rules for both parties.

We draft the mortgage deed with the amount, term, interest and conditions agreed by the lender and the borrower. We check the property before signing and register it so the guarantee is on record.

  • First and second mortgages
  • Prior review of the property
  • Deed with the loan conditions
  • Registration of the guarantee

Mortgage releases

Once the debt is paid, the mortgage also has to be removed from the Registry.

Paying off the loan doesn't remove the mortgage on its own: a cancellation deed is required. We prepare it with the lender and register it so the property is free of that encumbrance and can be sold or used again as collateral.

  • Mortgage cancellation deed
  • Coordination with the lender
  • Registration at the Registry
  • Property free of the encumbrance

Untitled land

If you have land that has never been registered in your name, there is a way to get it titled.

Land titling

Turn land without a title into registered property.

A lot of land has been occupied for years without being registered in anyone's name. We review the case, the documents and the survey plan, and tell you which route applies to obtain the title and have the land registered in your name.

  • Review of the case and documents
  • Registered survey plan
  • Route to obtain the title
  • Registration in your name

Possessory title (información posesoria)

The procedure to title land you have held for years.

If you have held land as its owner, publicly, peacefully and continuously for at least ten years (the time of previous owners can be added), a possessory title proceeding lets you prove it and register it in your name. It is a court process: we gather the evidence (survey plan, witnesses and documents), prepare it and stay with you until registration.

  • Analysis of possession (10+ years)
  • Survey plan and witness evidence
  • Preparation and follow-up of the case
  • Registration of the land

Registry and probate

Procedures before the National Registry and the transfer of assets to heirs.

Registry procedures

Everything that has to go through the National Registry, in one place.

We carry out searches and certifications, file documents and follow up until they are registered. If the Registry flags a defect, we correct it and file again, so you don't have to wait in line or go back several times.

  • Registry searches and certifications
  • Filing and registration of documents
  • Correction of defects
  • Follow-up until registration

Probate

Transferring a deceased person's assets to their heirs.

With or without a will, we guide you through the steps and documents required. If all heirs are of legal age and in agreement, the process can be handled before a notary, which is usually faster than going through the courts. In the end, the assets are registered in the names of those entitled to them.

  • With or without a will
  • Probate before a notary
  • Inventory of assets
  • Registration in the heirs' names

Concessions

Everything on concessions: water, the maritime-terrestrial zone, mining and any other state-owned resource. We guide you from the application through to registration.

Water concessions

Legally use water from a spring, river or well on your property.

Using water from a spring, stream, river or well, whether for drinking, irrigation, livestock or a project, requires a concession from MINAE's Water Directorate. We explain the requirements, prepare the application and follow it until it is granted.

Maritime-terrestrial zone, mining and more

Coastal land, quarries, material extraction and other state concessions.

Land in the maritime-terrestrial zone isn't bought: the municipality grants it as a concession. We help you apply for, renew, transfer or mortgage it, including the deed and its registration. We also handle mining concessions, such as quarries and the extraction of sand or stone from rivers, and any other concession over state-owned resources.
